Tips for Selling your Southern Utah Real Estate
Selling can be a daunting task. No one really wants to go through it. It's usually much more fun to buy a home then sell. Then again, maybe you don't want to do either but current family status, job or housing market is forcing a sale. Don't fret, we can help make the entire process easy and as hassle free as possible.
FSBO? NO NO!! There is no bigger mistake in selling your home in this market then trying to sell it yourself. In a seller's market, it might not be a bad idea. But in this buyer's market where there are not enough buyers to too many homes, it just doesn't pay to keep your home from the exposure it needs to sell. Think of yourself as a buyer of your home. How would you view it?
Grant it, you may have lived in your home for several years and can't see the issues that potential buyers can see but what are the issues that have been haunting you for years? Leaky faucett? Squeaky door? Undone tasks or repairs? These are things you will need to address before marketing your home. Other simple items include the following:
• Cut the grass
• Remove any clutter from the yard
• Trim hedges
• Weed gardens
• Wash steps, windows, railings, doors, etc
• Paint if needed
• Remove unnecessary clutter from garages
Clean, Clean oh and don't forget to clean! This is a cleaning like you may never have done before and you will need to keep up this cleaning until the house sells, or at least you have a solid offer on the table.
• Shampoo carpets
• Clean tubs, toilets and showers and hang fresh towels
• Oil squeaky doors
• Fix things like broken hinges and light switches
Listen to suggestions. Talk to your neighbors and friends. Have them do a walk through to really be honest on what your home may be missing or if it just have too much stuff in it.
Watch the odors. You can get use to the smell of your house but buyers will be instantly aware of it. Make sure there are no mildew or mold smells and keep a mild filter scent in your furnace for all over scent protection. Keep your house impersonal. Make sure all the personal photo's are down and collections are carefully packed away. Price it right! This can be a seller's biggest downfalls. Seller's often think their home is worth more than the market can support. Look around the neighborhood. Are you the highest priced around? What do you have to support the higher price? Are you the lowest? Maybe you should rethink before you give the home away.
