Buying in the Southern Utah Real Estate Area?

Here are some simple tips to keep in mind before setting out to purchase Hurricane or St. George real estate.

Buying real estate can be fun and exciting or just plain scary depending on if you have had a bad experience in the past or maybe this is your first time buying.

Things you can do to prepare to buy St. George or Hurricane real estate are things that can be done before you even look at your first home. These include talking with a lender about how much home you can afford and getting a pre-approval letter in hand when you go out to make an offer. Also, make some notes on what you are really looking for in a home. You don't have to max out the budget the lender gives you if you find a home you really like much less than you can go up to. So many buyers are stuck in financial crisis right now because lenders  were practicing preditory lending and telling people they could afford much bigger homes then were practical. Be a smart consumer and know your limit and what you can comfortably afford.

Once you know what you want, and at what price you can afford, start your search. Either online which most people do, or give us a call and we can start on a search in the area and with your criteria you want.

Your escrow company is the middle man. The party that makes sure all the funds are correct and distributed to the other parties involved.  They are in touch with you, the agents, the lenders and the sellers. (For more info on escrow, visit our Sedona Arizona real estate link)

Your lender will make sure you get a good rate on your loan, lock it in and complete the paperwork necessary for the underwriters to approve your loan. (My Sandpoint real estate contact has excellent articles on how to obtain a mortgage.)

The seller's and their agent are completing any repairs or requests in the inspection contingency and packing to move.
